Leasing

Twenty-Four Seven Property Management quickly leases your property to qualified residents. Through our web portal, we market vacancies by whatever means that have proven effective, including placing ads on dozens of rental websites. We also add appealing signs to the property itself. Prospective tenants have the convenience of applying in person or online with detailed instructions. Once the application is carefully screened and approved, the resident signs a lease that has many safeguards for owners, and complies with all local, state and federal laws, as well as collect the first month’s rent and deposit. Tenant Placement includes 1MURC*.

Maintenace

Twenty-Four Seven Property Management offers, annual property inspections, utilities bill and services payment, 24/7 video surveillance, on call cleaning services, and supervised curb appeal.

Rent Collection

Twenty-Four Seven uses a firm deadline for rent collections. Rents are due on the first and considered late on the second unless circumstances have been discussed with both the tenant and owner. Late fees are charged and if necessary legal action is taken to ensure proper payment. Tenants can pay online, in person, or at a convenient store close to the property.

Accounting and Reporting

Our online accounting system is capable of providing all the properties accounting needs. Rents, maintenance fees, and as well as our service fee is meticulously recorded and everything is paid in a timely manner to keep owners and tenants happy. We provide detailed financial reports at the end of the month. Both the report includes a description of the issues facing the property, a rent roll, trust account ledger and most importantly, an income statement. The Monthly Report can be designed to fit your specific accounting needs. Proceeds can be included in the report, or directly deposited in a designated bank account or a check sent via mail.

Tenant Portal

We provide a convenient portal online for all our tenants. The portal gives your tenants secure access to view important information about their account with you. They can see their account balances, pay rent and submit maintenance requests. They can also view their lease documents or other information you choose to share with them. If your tenant does not have access to a computer or wifi, they can reach our services, 24/7 via a phone or can come to our office.
